IQHQ’s Research and Development District (RaDD) in downtown San Diego stands as a monumental six-block development situated on the former Navy-Broadway complex, marking it as the largest commercial development along the city's stunning waterfront. Originally known as the Manchester Pacific Gateway Project, IQHQ took the reins of this ambitious venture in 2020, acquiring the project for a significant $230 million.

This visionary project is designed to encompass 851,000 square feet of cutting-edge office space, with a strong emphasis on accommodating the region’s thriving biotech industry. Additionally, RaDD will feature 152,000 square feet of retail space, creating a dynamic environment that fosters collaboration and innovation.

While the original vision for the site included the new Navy Headquarters (completed in 2020) and the Manchester Pacific Gateway Hotel (currently in permitting), these components are not included in the RaDD project. Nevertheless, RaDD has already achieved LEED Gold Certification, showcasing its commitment to sustainability and environmental stewardship.

Strategically positioned in downtown San Diego, RaDD is conveniently located near the Santa Fe Depot and the Seaport Village Trolley Station, ensuring easy accessibility for employees, visitors, and residents alike. The development will also feature thoughtfully designed public spaces and walkable streets, creating a vibrant and inviting atmosphere that enhances the overall urban experience.
