A large Transit Oriented Development (TOD) project is in the works at E Street Station in Chula Vista. MTS and Chula Vista have 2 large neighboring parcels that under the Surplus Land Act had to be developed. So the 2 parties teamed up to make a larger project receiving several proposals, which Bayview Point LLC by Mountain West Real Estate won with a compelling and ambitious plan.

This plan works well with MTS and Chula Vista's differing project priorities. MTS had a main goal of maximising affordable housing and market rate housing, as well as a medical space and quick transit connections. While Chula Vista had an idea of development more similar to their Bayfront redevelopments. That being hotels, offices, and luxury housing with towering buildings and views. This project makes both of these visions possible.

On the Chula Vista side of the project there are 3 towers, the first being a 24 story hotel and condo building hosting a 400 room hotel from the base to its upper floors, and the top floors 37 condos. Adjacent to the hotel would be a fitness center building and a separate spa. Then next-door is a 19 story apartment tower with 216 apartments. Then south a third 22 story apartment tower with 288 units. This area of the project is elevated on a parking garage with a large central courtyard atop it and "ground floor" retail around it. And a park on the former railroad wye to F Street.

The MTS side of the property will consist of a 264 Affordable unit, 8 story building in conjunction with Chelsea Investment who specializes on affordable housing. It also contains a medical building 4 stories tall and a 4 story split office and retail building. This side of the project moves the MTS bus bays over while still keeping them next to the Trolley station.

Both parts of the project contain a north south mixed use trail to connect you from the MTS Transit Center to the planned F Street bikeway taking you to downtown Chula Vista and the new Bayfront district. MTS is also doing some station art and improvements to make the station a nicer feeling space. This station hosts 3 bus routes currently but a planned shuttle to the bayfront and downtown should start running soon. This is a rapidly changeing area so it is exciteting to see what is next.
