Hillcrest // Hillcrest Development takes advantage of Complete Communities

8th and University is a multi-family housing project currently in progress in Hillcrest. Designed by Studio E Architects, this 8-story mixed-use development is located just across the street from the 8th Avenue Family Housing project. Upon completion, it will offer 90 new residential units along with ground-floor retail spaces.

The project is situated on a 10,083-square-foot lot with CC 3-9 zoning. According to the base density allowed by code, only 25 units would have been permitted on this property. However, as a Complete Communities project, 8th and University qualifies for additional density by setting aside a portion of units as affordable housing. In this case, 40% of the pre-bonus density, which equates to 10 affordable units.

While 10 units may seem like a small number, it's crucial to consider the impact of the density bonus on the overall cost of the project. By incorporating Complete Communities, the per-unit cost is significantly reduced. Additionally, as the housing supply in the area increases, rents are expected to decrease, making housing more accessible for residents.

Regardless of individual opinions on Complete Communities, it's evident that 8th and University is leveraging this policy to provide much-needed housing in an area facing a housing shortage. The project's contribution of 90 units will help alleviate some of the housing demand in Hillcrest, making it a valuable addition to the community.
