1st and Beech represents a significant addition to an area that has seen limited development in recent years. Positioned at the corner of First and Beech, the tower enjoys excellent access to both Little Italy and the heart of Downtown, just a short walk away. Additionally, the area is well-served by bus routes, providing convenient transportation options to Hillcrest and Bankers Hill.

For those who prefer public transportation, the closest MTS Station, Civic Center, is located just three blocks away. This strategic location ensures that residents of 1st and Beech enjoy easy access to all that San Diego has to offer, making it an ideal choice for those seeking a vibrant urban lifestyle.

So what are micro units? According to the architect, the average unit size will be 556 sq ft and will consist of 120 studios, 71 one-bedrooms, and 29 two-bedroom apartments. This small size allows for more units in less space. Being pitched by the architect as allowing for “much-needed workforce, micro-unit housing for downtown San Diego” - Joseph Wong Design Associates (JWDA) for the San Diego Business Journal (SDBJ). The core of the idea is less square footage per unit means lower cost per unit, so rent is lower than a larger unit.

To make up for this small space, the building offers many amenities for residents including an “expansive rooftop deck, complete with a stunning sky lounge, pool and spa, outdoor kitchen, seating nooks, fire tables, and more,” Adam Covington, Senior Development Director said for the SDBJ, and a “ fitness studio, pet spa, and bicycle parking” - Ray Huard of the SDBJ.

According to the San Diego Business Journal, this Project due to the prime location, there is very little vehicle parking, with just 22 total parking spaces. In the place of parking is Bicycle Storage, allowing residents to access the great bicycle infrastructure on Beech itself and 4th, 5th, and 6th Ave. This makes easy access to Little Italy, Cortez Hill, Downtown, Bankers Hill, and more. This Project is currently planned for completion in late 2025.
