A new housing project is being planned in East Village, 1452 K Street is a Microunit building hosting mostly Studio and one bedroom workforce housing units. Located nearby other simular buildings and the planned Tailgate Lot redevelopment; it is part of a growing hub in the neighborhood. With a total of 259 apartments it is not a small project totaling $57 million to finance per Ruiz Capital.
It is 8 stories of dense urban housing, a low square footage per unit. However it is well designed. Having spacious feeling studios by having the kitchen be against one wall and nooks on some studios to close off the bedroom area. There are also one bedrooms and a few 2 bedroom units. All units feature In Unit Laundry using what appears to be a combo washer dryer in the studios, seperate washer and dryers in the 1 and 2 bedrooms. Studio and 2 bedrooms feature balconies.
Building amenities include a rooftop patio, a fitness center, a coworking lounge area, private work rooms, and a central courtyard. Which for the size of this building is a lot. This building also likely has bike storage and car parking however the amount of both remains unknown. Looking at renders it also will have a ground floor lobby and likely parking access on the rear by the alley.
It is located walking distance from 12th and Imperial and Park and Market Trolley stations, nearby the J Street Bikeway, Fault Line Park, and lots of restaurants and cafes. And Petco Park is also a short walk away.
